Patio/balcony sliding glass doors: Unit owners now have an option to use vertical blinds OR curtains on the inside of sliding glass doors. Curtains and black-out liners visible from the exterior of the unit must still be solid white or off-white color. This change applies to sliding glass doors only. 3.16.25
We are now making plans to replace our roofs, drip edge, gutters and down spouts. Roof shingles and colors are available to see in the manager’s office. After 4 years of going through the legal process, an agreement has been reached in favor of our Association. More info at Owners Den >> Financials. Updated 3.26.25

Oftentimes when furniture or appliances are delivered to your residence, the delivery people will remove the old item from the property if you ask them.
If it becomes your responsibility to dispose of it, then have it taken to the storage area behind the dumpster across from building 636. If possible, break down any items into smaller pieces that can be placed into the dumpster and not take up much space. Our Owner dues pay for the removal of items that are not placed in the dumpster and is an additional expense for our Association.
Other notes: We had problems in the past with garbage not being picked up on some scheduled days that left the property looking like a mess. Cathy has talked to the city of Casselberry and it has been resolved.
We have plans to refurbish all dumpster areas within the next few weeks with new gate hardware and paint. 2.1.25
Decorations and also exterior materials left from the hurricane season such as tape, plywood, etc. must be removed by January 10. Also, there is only 1 type of patio/balcony sunshade that is allowed in the community. All others must be removed now. Contact the manager for more information. 1.3.25
A pool key gives residents access to both swimming pools, clubhouse rest rooms and fitness center and the park pavilion area. If you need a pool key, please contact the Property Manager. 11.1.2024
Fire Code violations: Seminole County has advised us that they will charge fines to our Association for Fire Code violations by unit Owners. Most, but not all, are violations on patio/balcony with charcoal grills, propane gas tanks, improper electrical wiring from fans, outlets and extension cords. Residents have been advised of these violations before and some have been ignored.
Any fines to the Association and any expense associated with correcting the violation will be charged to the unit Owner and must be paid upon receipt. Fines will generally range from $60 – $200.
Please check that your property is in compliance with Fire Codes / Rules & Regulations and make the necessary corrections now. More information can be found in the blue links below or contact our Property Manager. 9.5.24
The BOD has approved EXTERIOR SUNSHADES on patios/balconies. Only certain sunshades are allowed according to specifications for quality and uniformity. Owners must check with the manager and fill out an ARB form before installation. Other type of sunshades currently on the property must be removed now. More info here Exterior Sunshades 8.8.24
Community Reminders:
- Privacy/Balcony Walls: No items (statues, potted plants, ornamentals, etc.) should be placed here.
- Screen Enclosures: Ensure necessary repairs are made to maintain good condition.
- Patios/Balconies: Should not be used for storage and must be kept neat.
- Window Blinds/Coverings: Must be in good appearance with no damage.
- Pets: Max of 2 pets per unit (25lbs each). Pet waste must be properly disposed of.
These measures help maintain our community’s appearance. Proactively address any issues to avoid notices. In most cases, violation notices should be corrected within a week. Each owner is responsible for compliance whether a condo is owner occupied or rented. (Posted: 1.11.24)
Roof Replacement Project: An insurance adjuster firm has been hired to secure funds for roof replacement. Inspections will cover roofs and related structures, with possible entry to units as needed. Cooperation is appreciated. (Posted: 6.20.21)
Safety Reminder: Be cautious when driving or walking in the area of Oxford Rd and Kenwick Drive entrance. Within our community, observe the 10mph speed limit and stop signs to ensure safety, especially for children.
